For many home buyers in Canada, purchasing a newly built home is the only way to go.  There are two great reasons for buying a new home in Canada: customization and “brand new everything”. Buying a new home can be fun and exciting. Here are some other advantages:

Whether you’re buying a new home in BC, Ontario or Alberta, always keep in mind that you should research the developer or home builder as well as their build quality and their past successes. Although you won’t need to do a home inspection when purchasing a new development, it’s a good idea to do a little research on the home builders’ history and reputation.  Think resale also.  The better the build quality, the higher your resale value will be when it comes time to sell. 

Quite often, due to better build quality and maintenance, new homes, especially condos, townhomes and lofts in BC and Alberta may have higher strata fees.  Make sure that you find out what those fees are and what they are used for.  Also keep in mind that you will have to pay GST on new homes in Canada.
